Insulation in both attics is inadequate in places, piled up due to other work and requires replacement. New lighting fixtures throughout home show problems with gaps into the attic. No baffles installed in either attic at eaves. 2 bathroom fans are ducting into the attic. Remove all insulation from both attic spaces. Remove plywood from right attic floor. Perform air seal to all penetration points, fixture installations, both attic spaces. Install light covers per code requirements for recessed lighting in both spaces. Blow in R38 in both attic spaces. Add baffles as needed front and rear for both spaces. Install stainless steel screens at all three gable ends. Plywood under bump out is damaged and rotten. Remove two stacked step assemblies. Remove damaged plywood. Install new pressure treated plywood Apply spray foam as needed to compliment any existing insulation. Install heavy duty stainless steel cloth on each side of bump out.

Seam tape the vapor barrier to the R11 bora foam board. Insulate the entry door with foam board insulation. Install one Santa Fe compact dehumidifier with condensate pump and discharge to exterior of the home.

Main home and garage in the front Removal all of debris and shingles from the roof and property. Install new ice/water shield, synthetic underlayment, new roof boots, shingled ridge vents, flashing, brown metal drip edge, and new Tamko three tab shingles. Main home and front garage Remove old gutters on front and rear of home. Replace damaged sections of 1x6 fascia board on front and rear of home. Install new 6 inch (oversize) brown gutters with oversize downspouts. Will be secured with hidden hangers.

Remove section of shingles on backside of home close to the rain diverter. Install new ice/water shield and light grey architectural shingles. Shingles will not fully match existing due to age. Replace the rain diverter with a new one. Remove siding 1 foot up along the entire shed roof and install tyvek and seam tape to seal. Seal along the top and bottom edge of the flashing. Seal the exposed nails on the flashing. Reinstall the siding after work is complete.

In the rear attic space remove the batted/blown in fiber glass. Sterifab to disinfect. Air seal gaps and conduit lines. Include removing the accessible blown in insulation on the edges of the main attic space. Blow in new cellulose insulation to R49 (14 inches). Some areas will have less due to floor to roof clearance. Include baffles at soffit lines where needed. Remove the plywood boards carefully and place to the side. Remove the blown in insulation. Air seal the gaps and conduit lines with spray foam. Blow in new cellulose insulation level with the floor joists. Re install the existing floor boards as best as possible. Install radiant barrier along all the roof rafters to radiate the heat away from the attic. Replace the attic fan motor and thermostat that is wall mounted on the gable vent. Remove hard duct lines for two bathroom fans located in rear attic space. Install new insulated 4 inch duct lines. Install new exhaust vents on the out side of the home and attach the new flex lines. Includes bird guards to prevent entry of birds.

Remove shingles and debris on backside of roof only. Check the plywood for damage and replace if needed. Install new synthetic underlayment, ice/water shield, new shingled ridge vent, roof boots, 750 vents, drip edge, and shingles to match front side shingles as best as possible. (Tamko three tab rustic black) Two new 223 vents with dampers will be installed in place of one of the 750 vents indicated by the technician. Bathroom exhaust pipes will be re routed to their designated 223 vents with new insulated flex lines.

Demo old batted insulation in main attic. Blow in cellulose to achieve R38 insulation. Add baffles around hatch entry point. Replace damaged entry hatch with PVC hatch, weather stripping and foam board. Apply thermax foam board over existing batted, spray foam the wedge area where there is no insulation present. Spot spray foam area to air seal. Right rear knee wall area: Add thermax and weather stripping on hatch door, both sides of knee wall with spot spray foam to air seal knee wall. Install thermax left and right of built in cabinet, air seal. Air seal and insulation rear of cabinet with 2 inches of closed cell foam. Add thermax and weather stripping to hatch door.

Supply trunk in garage attic is leaking some air and condensation was noted in places. Apply closed cell foam to 20 LF of supply duct to air seal and insulate. In cavity where supply and return trunks pass into living space plus area outside of the chase, apply cellulose to insulate areas. R38 when complete

Install bathroom vents and fans in both bathrooms, these are to vent through the roof and one roof penetration. One will be operated by a switch which turns on the light and the fan at the same time, the other will have a separate switch. Broan quiet fans to be installed.

Existing roof past end of life. Some damaged decking noted as well. Tarp covering portion of roof. Ventilation is non existent and roof fan is non functioning. Tear off existing shingles and underlayment. Remove roof fan and discard. Inspect and replace up to 5 sheets of decking. Will need to verify decking or 1 x boards. Install 15# roofing felt. Install drip edge on all edges; includes rake and around reverse gable at entry point. Install ice and water shield. Two chimneys in roof; Left side, install chimney cricket to divert water around chimney. Includes new flashing for both chimneys. Install ridge vent along entire length of roof. Install 25 year gray, 3 tab Tamko shingles. Clean up and disposal of all waste and roofing materials. Caulk cracks in brick on rear and right side where window meets brick. Seal electrical cable entry point. Flexible caulk will not match mortar or brick but will be matched as close as possible.
